Buying in a Sellers' Market - Preparation is Everything!!

In a market as competitive as this buyer frustration can, often times, be through the roof. There simply are more buyers than sellers and homes are moving quickly. And even full price offers aren’t always guaranteeing the sale.
The days of seeing the perfect home, mulling it over and making an offer are gone. Buyer’s today not only need to think fast, but outside the box!

1)    Off Market Properties
Virtually every home out there is for sale for the right price. Make sure you get hooked up with an agent that isn’t afraid to find what you’re looking for, even if there’s no sign in the yard. Additionally, pocket-listings and Make-Me-Move-Listings are a great source of non-mls properties. There are also pre-market properties and FSBOs. A good agent will utilize every method available to find you the perfect home.

2)    Get Pre-approved Upfront
There is absolutely nothing more frustrating than missing out on a property because your financing was not quite in order. Before you anything, get with a reputable lender and get pre-approved for your financing. This will save you more headaches than you can imagine.

3)    Work With a Good Local Agent
Your agent is your tour guide, market expert, therapist and guardian angel all rolled into one. Make sure that you use a reputable agent that will exhaust all means to provide the service and care that will have you referring all your friends. Try to be as unbiased as possible, sometimes the youngest agents in the business are the sharpest and hardest working.

4)    Act Now
This market is changing with every blink of the eye. The last thing you want to do is wait. If you’ve been testing the waters, or feeling things out now is the time! Your dream home may come on the market tomorrow, and if you don’t call an agent today, it will be gone just as fast!

Inventory on the Rise, Rates Staying Low

Housing inventory is beginning to rise again in North Texas after hitting an all-time low in the third quarter of 2013. But while many feared that the shaky position the Fed has taken on it's tapering of quantitative easement would cause rates to rise in consistent fashion, this has not been the case. Rates are staying low as more homes are beginning to come available and will likely cause more buyer's to enter to game early in the new year.
